THE SPACES

  • Bright living room with a fully equipped kitchenette, double bedroom, and bathroom with shower and washing machine. Enjoy a private patio with garden, plus access to the shared swimming pool, tennis court, and barbecue area for a relaxing and comfortable stay surrounded by nature.

LIVING ROOM AND KITCHEN

  • Cozy living room with a single sofa bed, TV, dining table, wardrobe, air conditioning, and direct access to the patio/garden (one step). Fully equipped kitchenette with an induction hob, fridge with freezer, dishwasher, kettle, microwave, toaster, and all the essential cookware for preparing meals.

BEDROOM

  • Comfortable double bedroom with a double bed, bedside tables, wardrobe, clothes rack, air conditioning, and direct access to the patio/garden (one step).

BATH

  • Fully equipped bathroom with a raised shower enclosure, washbasin, toilet, and washing machine, providing everything you need for a comfortable and convenient stay.

EXTERNAL SERVICES

  • Spacious private patio with tables, chairs, parasols, sun loungers, and a garden, perfect for relaxing outdoors. Guests also have access to the shared panoramic swimming pool, tennis court, and barbecue area, which can be booked through the caretaker.

ADDITIONAL SERVICES

  • For an even more comfortable stay, the apartment features a private entrance, air conditioning in both the living room and bedroom, independent heating, an iron and ironing board, a drying rack, and a hairdryer.

Apartment rules

  1. The shared garden, swimming pool, barbecue area, children's playground, and tennis court are shared with the other residents and guests of the Villa.
  2. The swimming pool is open from May to October, from 8:00 AM to 8:00 PM.
  3. Please note that there are steps leading to the patio/garden from both the living room and the bedroom.
  4. The bathroom features a raised shower enclosure.
  5. Please respect quiet hours between 10:00 PM and 8:00 AM.
  6. Check-in is available via self check-in. We are always available to assist you with any requests or information to make your stay as enjoyable and well organized as possible.
  7. Seven days before your arrival, you will receive instructions to register your documents through our Guest Portal.
  8. A city tax of €3.00 per person, per day, applies for the first four days of your stay. Guests with disabilities are exempt from this tax.
  9. Guest registration is required to verify your identity and submit your information to the Italian Police "Alloggiati Web" system, as required by Italian law.

  11. The use of air conditioning and heating is regulated by current Italian legislation (Presidential Decree No. 74 of 16/04/2013 and Ministerial Decree No. 383 of 06/10/2022).
  12. During summer, the average indoor temperature must not be set below 26°C.
  13. During winter, the average indoor temperature must not exceed 19°C.
  14. In Como (Climate Zone E), heating is permitted for up to 14 hours per day, from October 15 to April 15.
  15. Guest registration and payment of the city tax are mandatory in order to receive the check-in instructions and access the apartment.
